The search and the negotiation are handled by a REAA-registered estate agency with which we are preparing a partnership. Its commission, at most 2% of the price, is paid directly to it: never by Zilstone, and never to Zilstone.

The €500 study fee is deducted from the set-up price if you take it; if not, it stays due. If the purchase stops for a documented reason outside your control: €500 refunded, or €700 carried over to another offer within 6 months.

A purchase in Mauritius often commits more than €100,000. The study alone is less than 1% of that commitment.

Final Zilstone prices: nothing is added. Agency commission: at most 2%, paid to the agency, most often by the seller; no money moves between Zilstone and the agency. Invoiced in euros or Mauritian rupees. Other currencies are shown for guidance only; any exchange fees are yours.

Frequently asked questions

Buying in Mauritius from abroad: your questions.

Can I buy in Mauritius without being there?

Yes. The loan application can be handled remotely, and the deed of sale can be signed at the notary’s office by power of attorney. On the ground, we visit and check the property for you; nothing moves forward without your agreement, and the property is in your name.

Does my money go through Zilstone?

No. The price and the deed costs are paid at the notary’s office, the loan goes through your bank, tradespeople are paid directly after your approval, and rent is paid into your account. Zilstone only invoices its own services.

How much does the study cost?

€700 (Rs 38,000), final price: €200 for the scoping call and opening your file, €500 for the study. That €500 is deducted from the set-up price if you take it; if not, it stays due. If the purchase stops for a documented reason outside your control: €500 refunded, or €700 carried over to another offer within 6 months. The first 20-minute call is free.

Who invoices the purchase commission?

Not Zilstone, which takes no commission on the purchase or sale of a property. A REAA-registered estate agency, with which we are preparing a partnership, sells, negotiates and invoices its own commission, at most 2% of the price, most often paid by the seller. No money moves between Zilstone and the agency.

How much does a Zilstone-supported purchase cost?

About €2,590 (Rs 140,700): the project study (€700), 3 observation reports (€900) and the project space for 1 year (€990), about 0.9% of a €300,000 property. If you then take the set-up (€4,500, no works), the €500 study fee is deducted from it.

How long does a purchase take?

In our worked examples, about 4 months from the first call to the deed at the notary’s office. To let the property, allow 6 to 8 months until the first guests: works, equipment and the letting licence. These timings are indicative and depend on the property, the bank and the notary.
